Annette and I realize that with home affordability here in Orange County CA, the struggle is real. Sometimes with only 15 – 20 active condos for sale, it is important to know all your choices you can’t see. This way, you can see if the price range, style, size are what you looking for, or is it better to wait for another option.
Did you know there are actually 36 complexes and over 5,600 condos in Rancho Santa Margarita? This particular blog post is about one of the 4 bedroom condos. This blog post is to show you a sample of what a 4 bedroom condo looks like in the Sea Country complex located in the Las Flores area of Rancho Santa Margarita. I will post a link right here for our overview of the Sea Country complex in case you would like more complex information.
Yes, Rancho Santa Margarita has 4 bedroom condos. In this crazy market at time of writing this, there are no 4 bedroom condos on the market, when they hit the market they sell really fast. Where the Sea Country Las Flores Rancho Santa Margarita Condo Complex is located
The Rancho Santa Margarita Sea Country Las Flores Condo complex is home to 190 condos located directly off of Sea Country and Antonio, near Oso Parkway. A mix of 2, 3, and 4 bedroom condos with 5 different floor plans. Not too far from Tesoro High School is also great for location. As you can see it is close the the 241 toll road and not too far from the 5 freeway.

Exterior of the 4 bedroom condo
The floor plan for the 4 bedrooms has only 1 choice layout, however many have been updated in varying degrees while others barely updated. As you can see, let’s start with the exterior. You get a 2 car garage and a 2 car driveway. That is a very big pro in our book.

Downstairs of the 4 bedroom condo style floor plan
Let’s go through downstairs for your viewing first. There is a living room, dining room, family room, and 1/2 bath. Outside there a back patio which is a decent size, but I don’t have a photo to show. I will one when we are in another one.
Living room, spacious for a condo, natural light, cozy, comfortable.
Step into this condo where the living room where you immediately feel the warmth of natural light pouring in through large windows. The open floor plan allows for an abundance of natural light to flood the space, creating a bright and welcoming atmosphere.
I do appreciate the open passageway, enhancing the sense of an open floor plan. However, not all these four bedrooms feature this passageway; some have a wall in its place.
Dining Room
2nd view of Dining room for better perspective of size. As you can see, a bigger table can fit here should you need it.
As you can see the kitchen is open to the family room with great light from windows which I think is really important in a home. There are many condos with very few windows with natural light.
Nice fireplace, always a welcomed asset to have in a condo.
The half bath, closet, and door to garage downstairs are basic so I have not included pics.
Upstairs of the 4 bedroom condo floor plan
Now, we’ll head upstairs where you will find 4 bedrooms, 2 bath, the laundry room is conveniently located upstairs (that is worth a dance, LOL), a small area for a desk, and bit of extra cabinet spaces.
On one side you have 2 bedrooms, they are decent sized, bathroom, and laundry room which includes a sink and storage, a small area for desk. As you can see a little bit of extra storage in hall as well.
I’ll have to go back and see if I have the 3rd regular bedroom but they are a decent size and big enough fit queen size bed. Not all 4 bedrooms plans have the double doors, I believe they added the double door in this one.

Now, down the hall onto the Primary Bedroom and bath.

As you can see, it is a good size suite, nice closet, my only complaint is the shower is not as large as I would like but overall, I’m impressed with the great use of square footage in this condo floor plan. Hiking trails right through the gate at the end of this park area. Check this out if you are a walker or hiker.
Great Schools
This is a pro whether you have children or not. It is a known fact, that areas that have good schools, have a much better chance of being much more highly desirable. Therefore, resale has a better chance of holding value, and growing equity, and is easier to resale. Thinking of future resale value is a smart move when considering your home purchase.
If a private Catholic school is on your list, the Catholic school is also very close.
It is also fairly close to Tesoro High School if that is a need for you. Why pro regardless of need? Tesoro is an amazing school that has a new ranking of 10.
Close to Freeways
It is not too far from the 5 freeway or the toll road. Close to Oso Parkway and gate lets you right out onto Antonio and close to Oso so it is a very convenient location. If you have to commute to work, travel time is always a consideration and it will also be when resale comes along.

Here is some scenic Drone footage of an area in Rancho Santa Margarita Dove Canyon, while there are no condos in Dove Canyon, if you are looking for wonderful area for homes, this is an amazing 24/7 guard gated area next to Coto de Caza.
If You are Struggling to Qualify for a Loan to be a Home Owner – Food for Thought
Why I believe the floor plan is also a wise choice if you are trying to become a home owner and you struggle to qualify for the mortgage payment. The setup with ensuite makes for great possibility of renting a room or joining with a family member so you qualify for a loan. If you have contract signed with a renter before you find a condo to put offer on. Or, multiple family members can join together to qualify. The lender can then, consider the income from the rental as part of your loan qualifications. Sometimes, with California homes prices, you have to get creative to get your foot in the door.

While most of these condos in Rancho Santa Margarita do not have Mello Roos, some may.
