As a Realtor, I see so many condos, there are 36 complexes with over 5,600 condos in just in Rancho Santa Margarita alone.
If you are a condo buyer looking for information, it’s common to encounter limited and occasionally unreliable information. Many times, it’s just meaningless fluff aimed at making a sale. Recognizing this, I made the decision to compile comprehensive post about every single complex in Rancho Santa Margarita. Through presenting factual information, general insights, photos, and personal observations, I aim to provide you with a valuable resource for you to make informed decisions.

General Facts About the Serabrisa Condos in RSM
The Serabrisa Condo complex is home to 200 condos located directly by the Tijeras Creek Golf Course. As you can see it is close the the 241 and not too far from the 5. The base of the Serabrisa Condos is located at address is 80 Pasta Rico Rancho Santa Margarita, CA 92688.
The Serabrisa Condos floor plans for the 2 bedrooms have are 3 different layouts.
- Plan – 2 bed, 2 bath 1032 sq ft.
- Plan – 2 bed, 2 bath 1/2 1091 sq ft both having en-suite bathrooms.
- Plan – 2 bed, 2 1/2 bath 1209 sq ft both having en-suite bathrooms and loft.
The Serabrisa Condos floor plans for the 3 bedrooms have 1 floor plan.
- Plan – 3 bedroom, 3 bath, the tax records state they are 1329 square feet although, all the listings state they are 1426 sq ft 2 en-suite. 1 bed and full downstairs bathroom, double door home entry.
Recently Sold price for Serabrisa Condos
As I write this today for the Serabrisa Condos in RSM, the total past sales for the last 6 months… For the 2 bedroom condos in the last 6 month, 3 have sold price range 600,000 – 670,000. For the 3 bedroom condos in the last 6 month, only 1 has sold price range 785,000 – 685,000. Often people list higher than it sells for I suggest you add 50k to price range, in catch a home currently for sale in case they over priced.
Bit of the details people like to know about Serabrisa Condos
- Attached Garages? YES, however they are all 1 car garages and an additional assigned space.
- Drive Way? NO
- Laundry hookups? YES, however they are in the garage. They do have both electric and gas hookup for dryer.
- Lofts? some have lofts
- Gas for stove? YES
- Bedrooms available? 2 bedrooms and 3 bedrooms
- Bathrooms available? 2, 2 1/2, and 3 bathrooms
- Walk in Kitchen Pantry? NO
- Living Room? NO
- Designated Dining Area? NO
- Fireplace? YES, gas
- Single or 2 Stories? 2 Stories
- Anyone above or below you? NO
- Vaulted Ceilings? NO
- Views? – YES, Some have a view.
- Patio? – YES, it’s a small but decent sized patio, and some have a small deck or a balcony.
- Walk in Closet? YES, in main bedroom
- Heat? Gas
- Door Entry? The 3 bedroom and some of the 2 bedrooms have a double door entry, other single door entry.
- On site Amenities? Pool, Spa, BBQ picnic area by the pool, playground.
- HOA Cost Total? $481, ($400 for Serabrisa and $81 for RSM association association)
- Mello Roos – None
- Special Assessments – Only the the typical standard fees you would expect. Somewhere in range of $39 – $139 per year (that’s super low comparatively). Caution always check to see if there is a HERO bill on the tax bill BEFORE putting an offer. HERO is a financing for energy upgrades because in y0ur offer you are going to want that paid off, otherwise the home cost you more and it can be a headache.
- Year built – 1989 – 1991
- Are they Updated? Some are, some are not…. Some of the condos which have been updated are super nice. If you see a condo which is not updated or at a minimum, you definitely would find this useful. So, little FYI, I also offer to send my clients what they can look like updated, with past condos which have sold, you can see wonderful examples of condos that have been updated. Sometimes the difference is like night and day, it’s a great tool to use and give you a perspective and ideas on what some of your possibilities are for updating, should you want to purchase a specific condo with a specific floor-plan, check out others just like it.
Additional Facts with My thoughts for Serabrisa Condos in RSM, Pro or Con, YOU Decide
I do consider investment value along with what is desirable and needs of a home purchase. Here are a few on my thoughts on buying a condo in the Serabrisa Condos community.
Location for several reasons…
Serabrisa Condos are backed up the the Tijeras Creek Golf Course, some have views. Who doesn’t enjoy golf course, hills, and wilderness views. I have to say from my perspective, being a nature lover, views are super big on my personal list and that is true for many people so, it could be a good resale point when it is time for you to resale.
If you have children going to Arroyo Vista it is in walking distance. If a private Catholic school is on your list, the Catholic school is also very close.
Serabrisa condos are close to the main road of Antonio but far enough to feel you are in a remote peaceful part of the city. The area has some of the prettiest streets with beautiful mature trees hanging over the streets. The photo you see of the street here what you see when you exit the complex, so pretty!
Arroyo Trabuco Wilderness area O’neill Regional Park
Nature enthusiasts will love the proximity to hiking trails right across the street from the Serabrisa Condos. However, depending on what’s important to you, this could be a pro or a con. Pro if you are a nature lover, love views, and enjoy walking. How great is access right across the street? That said, it does mean there could be some inherent dangers to both wildlife and the terrain which could be a potential wildfire risk. With that in mind, I would highly recommend knowing what the cost of fire insurance would be putting an offer so you decide if that is something that could make or break your decision. Fire insurance in certain areas has gotten far more expensive. Also, if I was buying, it would be wise not to remove contingencies until I had fire insurance secured.
Great School for Serabrisa Condos. This is a pro whether you have children or not. Serabrisa Condos are fairly close to Tesoro High School if that is a need for you. Why pro regardless of need? Tesoro is an amazing school that has a new ranking of 10. This benefits you even if you don’t have children. It is a known fact, that areas that have good schools, have a much better chance of being much more highly desirable. Therefore, resale has a better chance of holding value, and growing equity, and is easier to resale. For Investment purposes it’s a good choice, thinking of future resale value is a smart move when considering your home purchase.
Serabrisa Condos are not too far from the 5 freeway or the toll road. If you have to commute to work, travel time is always a consideration and it will also be when resale comes along.
Garage
I view this as a pro and a con because while it’s great it does has an attached garage, they are only 1 car garages. Most condos that have 2 car garages are over $700,000 so there is that. Depends on you budget and needs/desires. You do also get an assigned an additional parking spot. There are a few other areas to park, and of course there is some street parking. There are some condos additional parking is really difficult so over all, these are a good choice.
Available Laundry – Yes it matter (lol)
Serabrisa condos do have hookups for the laundry however, they are in the garage. They have both gas and electric hookup for the dryer which is also good. I personally much prefer laundry facilities be on the inside. It is possible to change that but you would have to decide if you have room and how important that is to you.
Amenities for Serabrisa Condos
The grounds are well maintained with mature trees and nice landscaping. There is a pool and spa with a nice BBQ area. It also has a playground. Keep in mind, you also have access to all of Rancho Santa Margarita’s association facilities which you pay for. RSM’s association fees are currently $81. If you are unfamiliar with everything it offers, you can check everything they offer and its activities, there is a link to the association in my Top 5 Reason for Living in Rancho Santa Margarita. It is a separate HOA fee that all condos in RSM pay so, if you don’t want to pay it, RSM may not be the perfect fit for you. However, you might also want to keep in mind, Rancho Santa Margarita just received the #1 spot for safest cities in California 2023.
Windows
Lighting is an important consideration, at least it is for me. I love a condo that has great natural light and Serabrisa Condos do have ample windows. My perspective is that is definitely a big win.
Let’s get into What I Think About Condo Floor plans for the Serabrisa Condos in RSM
I do love the Serabrisa Condos floor plans here for the price I think they are great. There are very few 3 bedrooms and the rest are all 2 bedrooms. I would consider them medium size condos.
All but the smallest have ensuite designs and the others have a full bath nearby. Having an ensuite bathroom in the bedroom is not only highly desirable but also adds considerable value to both the quality of living and the resale potential of a property. That’s a winning feature for these Serabrisa Condos.
Great floor plans for the 3 bedroom have 3 full baths although they rarely come on the market. For perspective, only 5 have sold in the last 5 years. The 3-bedroom Serabrisa condos have a double-door entry, I do like that, feels more like a home. One bedroom is downstairs with a full bathroom nearby which is great. Many people have their aging parents living with them and this is a hard-to-find feature in a condo. The 2 others have an ensuite design making them even more desirable.
If You are Struggling to Qualify for a Loan to be a Home Owner – Food for Thought
I believe the floor plan is also a wise choice if you are trying to become a home owner and you struggle to qualify for the mortgage payment. The setup with ensuite makes for great possibility of renting a room for more or joining with a family member so you qualify for a loan. If you have contract signed with a renter before you find a condo to put offer on. Or, multiple family members can join together to qualify. The lender can then, consider the income from the rental as part of your loan qualifications. Sometimes, with California homes prices, you have to get creative to get your foot in the door. Food for thought for those struggling with qualifications anyway. 🙂
If you are a first time home buyer…
When looking for a condominium in Rancho Santa Margarita or nearby areas, it is crucial to be aware of the corresponding property taxes. While most of these condos in Rancho Santa Margarita do not have Mello Roos, some may. Some of the surrounding areas can have Mello Roos, and this can make a difference in qualifying for the loan.
